One Review Standard. Every Experience Level.

Review consistency shouldn’t depend on who gets the file. Not every reviewer sees the same thing. Give the same appraisal to three people and you may get three completely different reviews.

One reviewer sees two issues that could materially affect value. Another has 27 comments. Most are formatting preferences, wording choices, or questions that change nothing. The second reviewer feels more thorough. The fee appraiser feels punished.

That’s the problem.

Chief appraisers already know their teams have different experience levels. The veteran reviewer gets the complicated $80M mixed-use deal. The less experienced reviewer gets the straightforward industrial building.

That’s good management.

But the goal should be standardization of reviews regardless of experience. Because the goal of a review isn’t to find the most comments. It’s to find the issues that matter to the bank’s collateral decision.

When revisions approach 50%, something has gone sideways. We’re creating an enormous amount of rework. We’re slowing loans. We’re frustrating good vendors. And somewhere along the way, we confused a long comment list with risk management.

Reviewers also don’t need a firehose of AI data slop, more stuff to read. That steals focus from the hard part: exercising judgment.
